1. What is a virtual tour?
A virtual tour is a display of interactive photographic scenes that feature your property and give web site visitors the best sense of being there. Virtual tours are highly effective and are quickly becoming the industry standard of web marketing tools.

2. How long does it take to photograph my listing?
The typical photo shoot is between 30 -45 minutes depending on the size of the property. We make sure to photograph the property thoroughly ensuring that your property has complete photographic coverage.

3. Must my property be in the MLS before I order the Virtual Tour?
No, while it preferred that that the property be an active listing, we can photograph the property and prepare the Virtual Tour prior to activating the listing. Upon complete of the tour, you will be notified and provided a link to review the tour. When you have activated the listing, you must provide the relevant information to MiCasaTours.com.

4. How quickly will my tours be online?
Virtual Tours are typically processed within 24 hours of being photographed. There may be a delay if your tour is shot over a weekend or prior to a holiday.

5. Are your tours IDX compliant?
Yes. We offer multiple viewing formats for each virtual tour. The different formats are viewable by clicking on unique links that we can provide. Each type of tour has a varying degree of feature restriction so as to allow you to use the tour with the most features while still while meeting the requirements of your local MLS.

6. When will my virtual tours expire?
Your virtual tours will each expire after a 24 months period of time. Tours uploaded to REALTOR.com will active on REALTOR.com until the listing is sold or expired. Each virtual tour can be renewed on an annual basis.

7. What areas of El Paso or Southern New Mexico are in your service area?
Service is available to virtually all of El Paso county, and Sunland Park/ Santa Teresa, New Mexico without travel charges. Service to Las Cruces, Alamogordo, Ruidoso and extreme outlying areas of El Paso county may be subject to mileage charges. See A Service Map Here.

8. Can I change the look of my tour windows to match my existing website?
Yes. You can choose any color you wish for the skin and text colors of your tour windows and we format the tour to resemble your website.

9. If I change my company or contact information, do I have to recreate my tours?
No. If you change your contact information, you simply need to let us know and we will update the changes in your online profile. All of your tours will automatically update and the existing links to the tours will remain the same.

10. What additional information is provided to the consumer from the virtual tour?
All virtual tours include: School Information, Property Mapping, Mortgage Calculator, Online Printable Flyer, and Send to A Friend function.

11. Where can the public locate and view the Virtual Tours?
We will supply you with the links to your virtual tours so that you can place them onto your website and the MLS. It is automatically included on the MiCasaTours.com website. PicturePath is available for an additional fee which pushes the virtual tour to Realtor.com, Homestore.com, Aol.com, and MSN.com.



12. Why is there a separate charge to post tours to Realtor.com using PicturePath(tm)?
We us a virtual tour technology that is an approved PicturePath(tm) member of Homestore, Inc the operator of Realtor.com. This means that we are authorized to send virtual tours from our servers to the following websites: www.realtor.com, www.homestore.com, www.msn.com. Homestore, Inc applies a charge for each tour sent to the sites listed above. We pass on this charge to you. The cost is $25.00 each time we send a virtual tour through the PicturePath gateway. All companies that post virtual tours to the Homestore network of sites are charged to do so. Companies that are not an approved PicturePath(tm) member are unauthorized to send virtual tours to the Homestore network of sites.

13. How do I prepare for the virtual tour photo shoot?
Hide everything! Spacious, clean, and brightly lit rooms show the best. The property should be as free from obscuring decorations and everyday objects as possible. Here are some tips of things to look for:

• Check that all light bulbs work and each tour room has available lighting.
• Clean mirrors, windows, and shiny surfaces.
• Clear off table arrangements, décor, and clutter in each tour room including desktops (i.e. everything but the computer),
  end tables, dressers, and nightstands.
• Hide kitchen countertop appliances, dish strainers, soaps, sponges, and items around sinks.
• Hide toys, clothes, laundry baskets, and move large plants out of view.
• Remove small area rugs.
• Close closet doors.
• Make beds and straighten furniture cushions.
• Remove toys from floors and yards.
• Hide trash cans and litter boxes.
• Limit seasonal décor if the tour is to be used year round.

Bathrooms will not normally be photographed unless there are special features so this is a good place to hide stuff.

Keep in mind: If a scene is to be shot in the front of the house, avoid scheduling on trash day and remove cars from the driveway and front of the house if possible. Remove toys, strollers, and other personal items from the yard as well.

For safety and security, homeowners are responsible to secure pets and all valuables during the photo shoot. Additionally, owners and agents are responsible to ensure that the property is in sufficient condition for shooting by the scheduled time. The virtual tours will not be re-photographed due to condition of the property. The photographers are not permitted to clean up or move items at the site.
